CLARKSVILLE, Tenn. (WKRN) — Rewind the clock back a couple years, and you could buy a single-family home in Clarksville for $100,000 less than today. Even with the higher price tag, first-time buyers still see Clarksville as an attractive market.
Realtor Marie Nino-Duenas is similar to a lot of folks in Clarksville. Fort Campbell Army base brought her family here, but the life they envisioned building in Clarksville motivated them to put down roots. And home prices were a big part of that decision.
"We also see families moving from California, Florida, Georgia — all of these other states coming into Clarksville because it's much cheaper and a lot more affordable housing out here," said Nino-Duenas with Blue Cord Realty.
According to census.gov, for years, from 2018 to 2022, the median price of a single-family home in Clarksville was $213,200. But, in a couple years, that price has gone up.
"The median price, I would say, is close to around $330,000. This home is currently listed at $320,000."
Although the price has gone up, Clarksville is still more affordable than other markets in Middle Tennessee — and word has gotten out.
"Ten years ago, since I moved out here, the volume has increased, traffic has been much more than usual. So you can kinda tell that the city has grown tremendously."
Nino-Duenas showed News 2 what $320,000 dollars buys you in Clarksville. The home in the Tiny Town area on Clarksville's north side near the Kentucky border and Fort Campbell. The home is a little more than 1,500 square feet.
"We have an open-concept kitchen with stainless steel appliances. And we also have a pantry as well perfect for all your storage."
Like many realtors, Nino-Duenas has watched the market shift. For example, there's more new construction inventory. But she doesn't see that bringing down prices — at least not yet.
"I have seen a lot more new construction sitting on the market a lot longer. Builders aren't likely willing to drop the price because they know they are eventually going to get what they want for that property. So that's kinda what we're seeing."
She said Clarksville has been a great market for first-time buyers, especially military members looking to pick up an investment property.
"They purchase a home, they live in it for a couple of years. And then military says, 'we have to send you off.' So we do see a lot of military renting out their homes to other military families. And they essentially purchase another home in another state. So we do see that frequently as well."
